ABOUT
The Niagara Frontier Transportation Authority (NFTA) is seeking proposals from qualified parties interested in leasing a one‑story, class C, 13,244‑square‑foot Warehouse/Office facility located at 235 Aero Drive in Cheektowaga, NY, adjacent to the Buffalo Niagara International Airport.
Property Overview
Originally built as a light manufacturing and warehouse facility, the building has been extensively renovated and now features:
• Approximately 6,734 sq. ft. of modern office space
• 4,800 sq. ft. of laboratory space
• 1,682 sq. ft. of warehouse/storage space with two grade‑level overhead doors
Office areas include reception, private offices, conference space, lounge/kitchenette areas, and lavatories. The laboratory area offers open layouts with workstations, equipment areas, and plumbed work counters. Warehouse space has minimal industrial finishes.
Lease Terms
• Term: 3–5 years, with negotiable renewal options
• Minimum asking rate: $12.50 per sq. ft., with 3% annual escalation
• Premises delivered in “as‑is” condition
• Tenant responsible for all improvements, non‑structural maintenance, utilities, landscaping, and snow removal
The property has a dedicated parking lot. Any prolonged storage or parking (72 hours or longer) of any vehicle, including commercial or recreational, camping trailer, utility trailer, storage container, boat and/or motorhome is strictly prohibited.
Insurance Requirements
Tenants must maintain Commercial General Liability, Auto Liability (if applicable), Workers’ Compensation, Employer’s Liability, and $500,000 in damage to rented premises coverage. The NFTA must be listed as additional insured where required. Policies must include a 30‑day cancellation notice and waivers of subrogation.

Proposals should be submitted digitally to Property.Management@nfta.com and must include the proposed rate per square foot and the desired lease term. Proposals will be evaluated based on the highest lease value and compatibility of the proposed use.
